Finding the right tenant quickly

Active management of your property

  • Completion of a comprehensive ingoing condition report signed by the property manager and tenant
  • Collection, receipting and remittance of the rent to your nominated account
  • Full arrears management.  Please note that we have sophisticated systems in place to minimise arrears including phone, SMS, email and letter based reminders along with the use of a direct debit or credit card payment facility for tenants to further automate the rent payment process
  • Maintenance of your property.  Management and supervision of repairs by licensed tradesmen at the very best price.
  • Detailed inspections completed 4 times each year with 3 of these being photographic inspections.

Understanding financial reporting

  • We will send you detailed monthly statements that are easy to understand
  • We guarantee to have your money deposited into your account within two business days of our statement close off date
  • We can send your statement to you via email or post a monthly statement
  • We will provide you with copies of all invoices paid on your behalf
  • At the end of the financial year we will provide you with a detailed income and expenditure report for your property, saving you accountancy fees

 

Regular detailed inspections

  • Our inspections are completed at regular intervals with periodic inspections occurring 4 times per year
  • At the commencement of every tenancy we will complete a detailed inspection report signed by the property manager and tenant
  • We will provide you with a detailed condition report and a schedule of recommended routine maintenance after each inspection
  • At the end of each tenancy we will again inspect your property and ensures that the tenant leaves the property in its original condition.  We also advise you of any maintenance or renovation work that may be required
