Field Officer

We are seeking a confident, organised and service-driven Field Officer to join our growing team.

This is a hands-on inspections role for someone who holds a QLD Real Estate Certificate and notices the details, writes clearly, and doesn't leave loose ends. You'll run inspections like a system, efficient routes, accurate reporting, and prompt follow-up. You will own the full cycle across our permanent rentals.

This position is not just "doing routines"; it's managing the entire inspections function end-to-end with consistency and care.

About The Role

Deliver high-quality routine inspections, entry condition reports, and exit reports, with clear communication, consistent standards, and clean follow-through.

What you will own

  • Plan your weekly inspection runs for efficiency and consistency
  • Issue Entry Notices and manage access coordination with tenants
  • Confirm entry arrangements, key management, and access details
  • Keep your schedule tight, your notes clean, and your files accurate

Routine inspections

  • Conduct routine inspections with a sharp eye for detail and a calm, professional presence
  • Identify maintenance, cleanliness, and tenancy issues early and document clearly
  • Follow up with tenants on items noted and ensure rectification is completed
  • Escalate urgent items promptly and keep communication structured

Entry and exit reports

  • Complete Entry Condition Reports with thorough photo evidence and clear written notes
  • Complete Exit Reports and document condition and changes accurately
  • Coordinate access for cleaning/repairs where required and support the team with evidence for outcomes (including bond processes when needed)

Reporting and owner updates

  • Produce reports that are clear, photo-backed, and easy for owners to understand
  • Send reports promptly and communicate next steps confidently
  • Work closely with Property Managers so actions remain tight, and nothing falls through the cracks

  • A routines/inspections specialist who wants full ownership and high standards
  • A property manager who prefers the operational field side (and wants less portfolio pressure)
  • Someone from real estate, facilities, or a high-standard service environment who is detail-driven and thrives on structure and follow-through

  • Confident, respectful communication with tenants and internal teams
  • Strong time management, you can run a busy schedule without dropping standards
  • Reliable, consistent, and comfortable working independently
  • Driver licence and a current QLD Real Estate Certificate are requirements
