Rental Arrears Management Procedure

When you pick up your lease documents from us you would of signed a form acknowledging your requirement to have your rent is advance at all times.

At Utopia Rentals, we understand that sometimes there are unforeseen circumstances that result in a delayed rental payments.

We have a strict arrears management procedure that will be maintained throughout your tenancy with us.

This is to ensure excellence in service to our landlords and to maintain a thorough and effective management of the properties under our control.

If for any reason you happen to fall into arrears or know that you will be unable to make rental payments, you should contact our office immediately to discuss this with our staff.

The following is our rental arrears management procedure and dictated by the laws governing rent collection in Queensland.

8 Days in arrears:     Notice to remedy breech issued “Form 11” (7 days to remedy)
17 Days in arrears:   Notice to leave issued “Form 12” (7 days notice to vacate)

Tenants who have not remedied their rental arrears by the expiry date on their “Form 12” Notice to leave, will be expected to have vacated the rental property by the same date. If after vacating the premises there is still monies owed, the tenant named on the tenancy agreement will be listed on the default data base (TICA – Tenancy information Centre of Australia and New Zealand).

If you are listed on “TICA” you will find renting on Australia and New Zealand almost impossible until you pay the money you owe.
